I have been a full time real estate appraiser for over 30+ years.  I am a general appraiser certified by New York State, and as such, I appraise commercial and residential properties.   The focus of my appraisal practice is to service lenders, attorneys, municipalities, educational entities and governmental agencies in their valuation and consultation needs.  

 

Over the arc of my career, I have been afforded many opportunities to gain insight into properties and their operations from a variety of client, ownership, broker, seller and tenant perspectives.  My personal ownership includes residential, multifamily and mixed use properties with a couple of minor subdivisions and a spec project.  

 

Valerie Ridgway, my daughter, has recently joined me as an appraiser apprentice licensed by NYS since May 2020.  Accumulating over 1000 hours of professional growth and experience, she intends to gain her certification by the fall of 2023. 

 

Providing appraisal services and appraising property can range from residential valuation via standardized forms to detailed and comprehensive narrative reporting.  Each assignment is given our full attention with a scope of work consideration and communication appropriate to our client’s needs.  

 

I have provided appraisal services and continue to provide these in a variety of ways including lender driven residential form appraising and commercial narrative reporting.  Often, attorneys require valuation services for both negotiation and potential litigation.  In this venue, I have provided court testimony as an expert witness in many local counties.  I was called on and stepped up to provide short term support for Otsego County as an acting appointed assessor to fill in for an assessor that covered three towns and a village.  Subsequently I also assisted in a town-wide revaluation project.

 

I am a community board member for the Bank of Cooperstown and have served on the board of the Greater Oneonta Historical Society.
